How much will it cost to move house?

Unfortunately this really does depend on your own personal circumstances but we can help give you a rough guide.  If you are selling a property then the majority of the costs are paid on moving day and some of your equity can be used to pay these costs.  If you are not selling a property or are a first time buyer you will need to pay some fees in advance and the remainder before exchange and completion (moving day).

 

Mortgage Fees

  • Mortgage Broker Fee - £0 to £600+ (This is dependant upon any charge made by your mortgage broker.  It is free to speak to Dan, our inhouse 'whole of market' mortgage broker)
  • Mortgage Arrangement Fee - £0 to £1000+​ (Depending on your choice of mortgage company.  Some companies may make a charge but allow you to add it to your mortgage rather than wanting it upfront)
  • Survey Fee - £0 to £1500+ ​(Costs vary hugely as there are different levels of survey)

Legal Fees & Costs

  • Legal Professional Fees - £600+ (Fees vary depending on if you are having a mortgage, the property is freehold or leasehold and if there is any unexpected problems)
  • Search Fees - £200+​ (Searches are carried out by solicitors to check anything recorded by the council or other bodies are in order.  Local search is normally carried out but there are other searches depending on the type of property you purchase)
  • Other Dispersments - £100+ (These are additional costs and charges made by land registry and similar bodies)
  • Stamp Duty - See stamp duty calculator on this page​ (Stamp duty is a tax on purchasing the property)
